When I see a Scottsdale property like this one, I don't just look at the house.
I look at why someone would pay a premium to live there.
That distinction matters if you're thinking about buying in Scottsdale.
A property currently listed for $20,000 per month at 5216 E. Everett Drive in Scottsdale's 85254 area caught my attention because it is a great example of what buyers are really paying attention to in this part of Scottsdale: location, privacy, indoor-outdoor living, convenience and a home that makes everyday life feel a little more elevated.
And honestly, that's how I think buyers should be looking at Scottsdale real estate.
Don't just ask, "Do I like this house?"
Ask, "Do I like the life this house gives me access to?"
Quick Answer: Is 85254 a Good Area to Buy in Scottsdale?
Yes. 85254 is one of the Scottsdale area's most desirable locations for buyers who want a central location, larger single-family homes, convenient access to dining and shopping, and a strong Scottsdale lifestyle without necessarily paying the prices associated with some of the city's ultra-luxury gated communities.
The area is especially appealing because of its proximity to major Scottsdale destinations, including Kierland Commons, Scottsdale Quarter, golf, restaurants and everyday conveniences.
And for me, that convenience is a big part of the appeal.
You can have a beautiful home, but if you're spending your life driving 30 minutes to everything you actually enjoy, I'm not sure you've really bought the lifestyle you're looking for.
The Property That Got Me Thinking About 85254
The home at 5216 E. Everett Drive is currently being offered as a furnished rental for $20,000 per month.
It's a single-story, four-bedroom home built in 1979 on approximately 9,775 square feet of land. The property has been updated and features an open-concept layout, modern kitchen, fireplace, covered patio, built-in BBQ, gazebo, private heated pool and spa, and a two-car garage.
It also has something buyers often overlook:
No HOA.
View the original property listing
Of course, a rental listing isn't the same thing as a for-sale opportunity. But I think it provides a useful snapshot of the kind of lifestyle that commands attention in Scottsdale.
And that's what I want buyers to think about.
Scottsdale Buyers Are Buying a Lifestyle, Not Just Square Footage
One of the biggest mistakes I see people make when searching for a home is getting too focused on the numbers on the listing.
Bedrooms.
Bathrooms.
Square footage.
Price.
Those things matter, obviously.
But once you start looking at Scottsdale at a higher level, the conversation changes.
You're also looking at:
- How close are you to the restaurants you love?
- Can you get to golf easily?
- How private is the backyard?
- Does the home work for entertainment?
- Is there meaningful indoor-outdoor living?
- How much maintenance will the property require?
- Are you comfortable with the HOA — or do you want none?
- What is happening around the neighborhood?
- Does the location work for your everyday routine?
Those questions can completely change which Scottsdale homes I'd recommend to you.
That's why I always tell buyers:
Start with life. Then find the house.
What the Scottsdale Market Looks Like Right Now
The numbers are also worth paying attention to.
According to Realtor.com's September 2026 Scottsdale market data, the city's median sold price was $885,000, with 2,779 active listings and a median 78 days on market. Homes sold for approximately 97% of asking price on average. Realtor.com characterizes the market as balanced, which gives buyers more room to be strategic than they might assume from Scottsdale's luxury reputation.
That is important.
Because Scottsdale is still a highly desirable market, but desirable doesn't automatically mean you need to rush into the first beautiful home you see.
In fact, the current numbers suggest the opposite.
You can be thoughtful.
You can compare neighborhoods.
You can negotiate.
You can look at what else is coming to market.
And you can decide whether a property actually fits the life you're trying to create.
That's a much better position to be in as a buyer.
Why 85254 Continues to Attract Buyers
There is a reason the 85254 area gets so much attention.
You're close to some of the best-known lifestyle amenities in Scottsdale while still having access to established residential neighborhoods and single-family homes.
And I think that's one of the biggest advantages.
You don't necessarily have to choose between convenience and privacy.
You can have both.
You can spend Saturday morning at brunch, head to the golf course, meet friends for dinner and still come home to a backyard where you can actually relax.
That combination is a big part of what makes Scottsdale different from simply buying a beautiful house somewhere in the Valley.
What I Would Look for If I Were Buying Here
If I were helping a buyer shop in 85254 today, I wouldn't simply send them every four-bedroom house that hits their price range.
I'd start by figuring out how they actually live.
If entertaining is important, I'd prioritize outdoor space and flow.
If privacy matters, I'd look closely at lot placement, neighboring properties and landscaping.
If convenience matters, I'd map out the places they visit most frequently.
If they're looking for an investment or future resale potential, we'd have a different conversation about location, buyer demand and property characteristics.
And if they're planning to stay for years, I'd care less about whether the kitchen has the trendiest finish today and more about whether the property will continue to work for their life.
That's where local expertise matters.
Because two homes can have almost identical price tags and provide completely different lifestyles.
The Bigger Scottsdale Buying Lesson
This property reminded me of something I tell buyers all the time:
The house is only one piece of the decision.
The neighborhood matters.
The location matters.
The surrounding businesses matter.
The amenities matter.
The future of the area matters.
And perhaps most importantly, your lifestyle matters.
Scottsdale has enough variety that you don't have to force yourself into a neighborhood just because everyone else is talking about it.
Maybe you want Old Town.
Maybe you want the 85254 lifestyle.
Maybe you want McCormick Ranch.
Maybe you want North Scottsdale and mountain views.
Maybe you want a gated luxury community.
There isn't one "best" Scottsdale neighborhood.
There is only the one that makes sense for you.
That's why I encourage buyers to explore the community before they fall in love with the house.
