If you’re thinking about buying a home in Scottsdale, I want you to start paying attention to more than just the house.
Look at what’s happening around it.
That’s one reason Arbor Old Town caught my attention. The roughly 350,000-square-foot office redevelopment at Scottsdale Road and Indian School Road is bringing new businesses, hospitality, wellness and gathering spaces into the heart of Old Town Scottsdale.
And while this is technically a commercial real estate story, I think it tells us something bigger about where Old Town is headed and why that matters when you're choosing where to live.
A Look Back: How Arbor Old Town Came Together
Arbor Old Town is being redeveloped by George Oliver Cos. in partnership with Ascentris, transforming an existing three-building office campus into a more modern, experience-driven workplace.
The project sits on approximately six acres at the prominent intersection of Scottsdale and Indian School roads. Earlier this year, the development announced its first office leases, including a planned 32,480-square-foot headquarters for Symmetry Software, along with another financial technology tenant.
That matters because this isn't simply a cosmetic refresh.
The developers are repositioning the property around the way people actually want to work and spend time today combining office space with hospitality, wellness, outdoor areas and social amenities.
The latest update from the Phoenix Business Journal reports continued redevelopment activity, including new tenant improvements, while a lobby café and cocktail bar called The Botanist is expected to open in November.
For me, that's the interesting part.
Old Town isn't standing still.
What’s Coming to Arbor Old Town?
Arbor Old Town is designed to feel considerably different from a traditional office complex.
The campus includes The Garden, a landscaped central courtyard with walking paths, lounge areas, fireplaces, a stage and outdoor gathering spaces. There’s also The Sprig, a retrofitted café concept serving food, coffee and cocktails.
Inside, the project is leaning heavily into wellness and lifestyle amenities, including a fitness studio, wellness suite, cold plunge, sauna, yoga and meditation rooms. There are also conference spaces, a podcast studio, game areas, a golf simulator and concierge services.
The Botanist is another addition I find particularly interesting. The lobby café and cocktail bar is designed to create more of a social hub within the development rather than simply another place for employees to grab coffee.
And that speaks to something I've noticed about Scottsdale.
People don't just want convenience anymore. They want lifestyle built into their everyday environment.
That is increasingly influencing where buyers want to live, too.
Why This Matters to Scottsdale Homebuyers
Here's where I think Arbor Old Town becomes relevant to residential real estate.
When I'm helping someone buy in Scottsdale, I don't want them looking only at the finishes inside a home. I want them looking at the story around the home.
What's being built nearby?
Where are people working?
What restaurants and businesses are coming?
How easy is it to get to the places you actually enjoy?
What does the neighborhood feel like now and what is it becoming?
Scottsdale's overall market currently gives buyers plenty of information to consider. Realtor.com reports a $885,000 median sold price, 2,779 active listings and 78 median days on market as of September 2026, with homes selling at approximately 97% of asking price on average.
That tells me buyers have room to be thoughtful.
You don't have to fall in love with a house simply because it looks beautiful online.
Look at the location.
Look at the lifestyle.
Look at what's being invested in around you.
And if Old Town Scottsdale is the lifestyle you're after, I'd absolutely want Arbor Old Town on your radar.
What I’m Watching Next
I think developments like Arbor Old Town are another piece of the bigger Scottsdale story.
The city already has the restaurants, resorts, shopping, nightlife, golf and outdoor lifestyle that attract buyers from across the country.
Now we're seeing more investment in creating environments where people can work, connect, eat, recharge and spend time all within the same area.
And that's exactly why I tell buyers:
Don't just buy the house. Buy into the lifestyle.
